Parkade services for property managers

Our parkade process.

A documented seven-step process for Saskatchewan property managers, condo boards, hotels, and building owners. No surprises. No flown-in crews. No invoices you didn't see coming.

17 years of Saskatchewan concrete experience

Parkade work is a high-trust purchase. Boards approve it, property managers stake their reputation on it, and tenants see the result every morning. We know that — so we built a documented, predictable process around it.

Whether your parkade needs an annual wash, line refresh, crack repair, or full coating restoration, you get the same seven steps every time.

Seventeen years of Saskatchewan concrete experience means we know exactly what salt, freeze-thaw cycles, and Prairie traffic do to your parkade — and how to fix and protect it for the long haul.

01
Step 1

Connect

You reach out — by phone, email, our website form, or by stopping into the showroom at 435 Dewdney Ave. We respond within one business day, and book a site walk-through (almost all parkades need one) usually within five business days.

  • A rough location and parkade size, if you know it
  • A few photos of specific concerns — cracks, pooling water, peeling coating, faded lines
  • A name and number for the on-site contact
What you get

A scheduled site visit, a clear point of contact at GlossWorks, and zero pressure. No quote is generated until we’ve seen the parkade ourselves.

Property manager note

If you'd like, we can attend an existing site walk you have planned with your engineer or board — no need to schedule a separate visit just for us.

02
Step 2

Assess

We arrive on site and conduct a documented condition assessment — typically 60 to 120 minutes. We bring a tablet, a laser measure, and our camera, including a drone for above-grade parkades and ramps where it adds value.

What we document
  • Concrete condition — cracks, spalling, delamination, exposed rebar
  • Existing coating — bonded vs. failed areas, wear, slip risk
  • Drainage and joint sealants
  • Line markings — wear, compliance, layout efficiency
  • Salt-damage and water-intrusion indicators
  • Access constraints — ceiling heights, ramp angles, ventilation
What you get

A clear, photo-supported condition report you can hand to your board or owners — plain language, with a recommended scope and our reasoning.

Why this matters

Most contractors skip straight to a quote. We deliver an actual assessment first. Even if you don't hire us, the report is yours to keep.

03
Step 3

Specify

We spec the products and methods that fit your parkade — substrate condition, traffic load, exposure, and budget all factor in. We partner with manufacturers your engineering consultants already trust.

Product partners
  • BASF — vehicular traffic coating systems
  • Sika — concrete repair mortars, sealants, waterproofing
  • Tremco — joint sealants and waterproofing membranes
  • Dr. Schutz — specialty coatings and restoration systems
  • H1000 — premium penetrating sealer (our SK standard)
What you get

A specification document naming the exact products, systems, and methods we propose — so when your engineer, board, or insurer asks, the answer is in writing.

04
Step 4

Quote & Plan

We deliver a clear quote backed by a detailed project description — scope, products, methodology, schedule. The price is a single project number, which keeps the work bundled, the warranty clean, and the schedule under one accountable plan. Budget constraints can be phased over multiple years.

The Lifecycle Maintenance Program (optional)
  • Detailed project description: scope, products, methodology
  • A proposed schedule with start and finish dates
  • Optional multi-year program pricing for predictable budgeting
  • Warranty terms in writing — not buried in fine print

Most parkade work isn't a one-time job — it's a recurring cycle. Our Lifecycle Maintenance Program bundles annual cleaning, periodic crack repair, scheduled line repainting, and full coating refresh into a predictable multi-year contract. Boards tend to like it for a simple reason: budget once, stop renegotiating every year.

05
Step 5

Communicate

Once you approve the quote, coordination begins. Parkade jobs disrupt tenants if not handled well — and that disruption usually lands on the property manager's desk. We handle as much of it as you want.

What we can prepare for you
  • Resident and tenant notice templates with dates, impact, and contact info
  • Signage and barricade plans for active work areas
  • A presentation deck for your next board meeting if needed
  • Coordination with fire-panel, ventilation, and elevator services
  • Phased schedules — overnight, weekend, or sectional — to keep parking available
What you get

A tenant communication plan ready to send, a point person who answers the phone, and confidence your residents hear about the work from a planned notice — not a surprise the morning of.

06
Step 6

Execute

Our crews show up, set up, and get to work. Every parkade job is led by a GlossWorks supervisor — not a sub-contracted crew, not a flown-in foreman from another province.

What you can expect
  • Daily progress photos sent to the property manager
  • Site walk-throughs with the PM at start and major milestones
  • Safety barriers, signage, and ventilation in place before any chemistry comes out
  • Site left safe and clean every single night
  • Schedule updates the moment anything changes — weather, surprise concrete condition
Why Saskatchewan crews matter

Out-of-province contractors mobilize for big jobs and disappear after. They don't know how a Saskatchewan February affects cure times. They charge mobilization fees. They're not there for a touch-up six months later. We are.

07
Step 7

Warranty & Plan Forward

When the work is done, we walk the finished parkade with you. As-built photos are delivered alongside a written warranty document. If you signed up for the Lifecycle Maintenance Program, your next service is already in the calendar — no follow-up sales calls, no chasing.

What you get
  • As-built photographic record of every section of the parkade
  • Written warranty document with terms and coverage spelled out
  • A maintenance calendar showing what should happen and when
  • A single point of contact for any warranty concern
  • First availability for your next service window on the Lifecycle program
Why property managers choose us

Four things that make our parkade work different.

17

Years of Saskatchewan concrete

We've seen what salt, freeze-thaw, and Prairie winters do to a parkade — and developed our process for Saskatchewan conditions, not adapted it from Vancouver or Toronto.

SK

Saskatchewan-only crews

Every job is staffed and supervised by people based here — the same people you’ll call about a touch-up next year.

A real condition assessment

We deliver a written, photo-supported assessment of your parkade — yours to keep regardless of whether you hire us. Most contractors skip this. We don't.

Lifecycle Maintenance Program

For everything beyond emergencies, a multi-year program bundles cleaning, crack repair, line refresh, and coating renewal into one predictable budget line.
